A new build house offers you the freedom to create a completely personal and bespoke home that may not otherwise be possible when renovating an existing property.
Our process begins with an initial consultation on site to discuss your new project. During the consultation we establish whether your proposal or idea is viable and in doing so identify any potential issues or costly alterations that may be required.
An essential part of the design process is listening and understanding our clients’ needs and requirements. Whether living alone or with a family, we want to understand your lifestyle, habits and how you use and interact with you house. Once we have understood and established a firm client brief, we can begin to offer professional and informed advice.
During the consultation we will discuss the outline architectural fees. We will also advise on any third party fees that need to be taken into account, such as planning fees, building regulations fees, structural engineers fees etc. This way our clients are aware of all the necessary costs prior to any work commencing.
Once appointed, we look towards 3 simple stages:
site survey / sketch proposals
We complete a full measured survey of your property, this will form the basis of your proposed drawings, we then produce sketch proposals which are issued directly to you for review and comment.
Once you have agreed on a design solution we will look towards producing detailed planning drawings for submission to your local council. In some instances a Design and Access Statement may be required to further explain the scheme
building regulations application
Once planning is granted, we produce detailed building regulations drawings ready for submission to an approved building inspector. We deal with all the relevant correspondence and submissions in order to make the process run as efficiently as possible. We typically work closely with structural engineers during this stage to ensure that your project is fully coordinated.
These detailed drawings will also form your tender set of information that you, as our client, can pass onto a builder for costing.
