OUR PROCESS.
To start our process, we offer a free initial consultation (often on site) to discuss the new project that you are considering. During this informal discussion, we can start to better understand the details of your project and provide expert advice to contribute towards developing a firm project brief. An essential part of the design process is listening and understanding our Clients’ needs and requirements. Whether living alone or with a family, we want to understand your lifestyle, habits and how you use and interact with your house. Once we have listened, understood and established a firm client brief, we can confidently offer professional and informed advice. Whilst projects may have obvious similarities - No 2 projects are the same! During the initial consultation we will talk through the process that is applicable your unique project taking into account any site specific factors. We will provide an outline of our architectural and structural fees and follow up the meeting with a free no-obligation fee quotation for your consideration. We will also advise on any third party fees that need to be taken into account, such as planning fees, building regulations fees, other consultant fees etc. This way our clients are aware of all the necessary costs prior to any work commencing. Full Measured Survey.
As one of the first steps on your journey, our full measured building survey will provide the foundation for all the work that follows. Most surveys take between 1-2 hours to compete and include an accurate laser measure of all internal and external spaces, supported by a full photographic survey. Once complete, we are then able to then produce a full 3D model of your home, ensuring that any new interventions are fully coordinated from the outset. Planning Application.
Once we have agreed on a design solution we will look towards producing a comprehensive set of planning drawings/documents for submission to your local council. There are a numerous planning application types and certain developments may not require planning approval if they comply with the Permitted Development requirements. A member of our team will guide you through the planning routes available to ensure the correct application type is submitted. We submit all of our planning applications online using the Planning Portal. This facilitates easier communication between all parties, reduces paper usage and reduces cost to our clients.

Building Regs Application.
A building regulations application will be required for most types of building work. Following planning approval (or sometimes in advance), we move on to produce a detailed building regulations application submission, which typically includes construction drawings, details, specification, structural design and calculations. Usually this is submitted to an Approved Inspector or local authority building control body for a plan check in advance of starting construction on site. We deal with all the relevant correspondence and submissions in order to make the process run as efficiently as possible.
